Hip and Saw Tooth Roof styles available with a kit that can be bolted to a slab or supplied with our raised flooring system.

The largest of our 3 Bedroom Granny Flats at 68.4sqm, The Beaumaris features built-in robes in bedrooms 1 and 2 with a good size kitchen area.

Available in both Saw Tooth or Hip Roof design for a bolt to slab kit or supplied with Paneloks own raised flooring system.

All of these Home Packs are also available with a 100mm thick insulated panel floor, for an even quieter more energy efficient home.

How to achieve maximum energy efficiency for your Granny Flat when building on our raised flooring system.

Sips Modular Homes offer 2 alternatives that help energy efficiency when building on our raised steel flooring system.

Option 1. The most economical option is to supply Insulation Batts to be fitted up under the floor sheeting, running between the Joists and held in place by small tophat ceiling battens fitted across the bottom of the joists.

Option 2. This is the most energy efficient solution that we have just introduced is 100mm thick Insulated Panel Flooring with a Tongue & Groove Ply sheeting on top  and our standard Bamboo Fibre Cement sheeting underneath and is recommended for very cold climate areas. 

 This panel system has the added advantage of supplying your internal floor sheeting, solid core insulation which is sealed from underneath with the 10mm Bamboo Fibre Cement Sheet.

With this method when you get to wet areas such as bathroom and laundry those insulated panels are turned over to provide the moisture resistant BFC sheet on top ideal to tile and wet seal to for the showers etc.

Another added benefit to this flooring system is the well insulated floor is also totally sealed from vermin such as mice that may pose a problem with the first option.

If your allotment is reasonably level, always the most cost-efficient option will be to build your Sips Modular Home on a slab, but if your site has more than an approximate 10-degree slope across the area the home is being positioned, then a raised flooring system may be the best option and could prevent site drainage problems and perhaps expensive engineered retaining walls that are over 1m high.
